What is proof of tenant insurance?
Proof of tenant insurance is an official document issued by your insurance company that confirms that you have an active policy covering the property you are renting. Depending on what your landlord requires, these can be three separate documents — most of the time, a simple attestation is enough.
Certificate of insurance
Standard document provided free of charge by your insurer or broker. Confirms that the policy is active, with coverage dates, insured address, and liability amount. Sufficient in 90% of cases.

What should be in your proof of insurance

Exact address of the accommodation

What happens if I don’t provide proof?
If the insurance obligation is included in your lease (a clause that is becoming more and more standard in Quebec), not providing proof has concrete consequences. The landlord may refuse to give you the keys on the day you take possession, delay access to the dwelling until you receive the document, and — in some cases — constitute a breach of the lease that could lead to an appeal before the Administrative Housing Tribunal.
The Civil Code of Québec (article 1855 et seq. on the obligations of the tenant) requires the tenant to comply with the conditions of the lease. If insurance is included as a requirement, its absence puts you technically at fault. Conversely, providing compliant proof quickly protects your rights and immediately establishes a relationship of trust with your landlord.
NEVER falsify proof of insurance
An amended certificate, an expired policy presented as active, or a fabricated document constitutes fraud. Common mistakes to avoid

Policy cancelled before moving in
You took out a policy to get the proof and then cancelled it. The insurer informs the interested third party: your landlord learns of this and can terminate your lease because of a false declaration.
Incorrect address on proof
A missing apartment number, a street lettermark, or the old address — any inconsistency with the lease invalidates the evidence. Read the address character by character.
Start date after the lease is signed
The policy must be in force on or before the day of taking possession. If it starts three days later, the owner can refuse: his property will not be covered in the meantime.
Insufficient RCA amount
The owner demanded $2 million in civil liability, you provided $1 million. Ask your broker to increase the limit — it’s usually a small markup (a few dollars a month).
