What Storage Property Insurance Covers

This policy provides coverage on the contents only — it does not cover the storage building itself. Coverage applies to residential household items and commercial goods stored within an approved facility.

Assets covered

  • Furniture, appliances and household goods
  • Personal effects (clothing, books, decorative objects)
  • Equipment and Commercial Inventory
  • Corporate archives and documents
  • Artwork and special collections (separate policy possible)

What is NOT covered

Some items require a separate policy and are not covered by Storage Property Insurance:

  • Motor vehicles — cars, motorhomes (RVs), motorcycles, boats, ATVs, snowmobiles
  • In-transit contents —no coverage during transportation to the warehouse
  • Hazardous materials — chemicals, paint, gasoline, motor oil and flammable items
  • Cash and Securities

Liability for privacy

In addition to content protection, privacy liability is available with generous limits:

  • RCA limits : $1,000,000 to $5,000,000
  • Rental liability included : $500,000

This coverage protects you if a disaster in your unit causes damage to neighboring units or third parties. This is an essential protection that many warehouse tenants overlook.

Deductibles — detailed scale

Deductibles vary depending on the type of goods stored and the amount of coverage:

Personal household goods

75,000 200,000
Amount of insuranceFranchise
$5,000 to $$100
$80,000 to $$500
$205,000 and over1% of insurance limit

Commercial Properties

  • Minimum deductible : $500

Civil liability

  • RC Deductible : $250

Submission Process — 3 Simple Steps

Getting your storage property insurance is simple. Here are the steps to follow:

1

Check Company

Check the list of approved storage companies to confirm that your facility is eligible.

2

Get approved (if required)

If the company is not on the list, complete the questionnaire with 2 photos (inside the unit + outside the building) for approval.

3

Complete the application

Once the company is approved, complete your application online. No policy can be issued without the prior approval of the company.

Important: No policy can be put in place without the acceptance of the warehousing company in the first place. This verification ensures that your assets are kept in a facility that meets the required security standards.

Cancellation and refund

Policies may be cancelled upon receipt of a waiver of interest within 30 days of the date of cancellation. Partial refunds are calculated on a short-term basis, with a minimum retention premium of $50. All administrative fees are fully earned and non-refundable.

Why insure your storage assets?

Many people assume that their belongings are protected by the storage company. This is rarely the case. Most warehouse rental agreements explicitly release the company from liability in the event of theft, fire, water damage or vandalism.

  • Arson and Accidental Fires — Storage units are destroyed every year in Canada, causing significant losses
  • Water damage — seepage, burst pipes or flooding in facilities
  • Theft and vandalism — even secure facilities are not immune
  • Your home insurance is limited — the off-premises coverage of your home or tenant insurance may not be enough to cover all your stored belongings

Storage for non-residents of Quebec

Are you leaving the country for an extended period of time and no longer have active home insurance in Quebec? Storage property insurance is the ideal solution for non-residents who keep goods in a Quebec warehouse. You have peace of mind while you’re away, knowing that your belongings are protected.

High-value assets and collections

Storage units are also used to store artwork, special collections, wine, and other high-value items. These items may require a policy with additional coverage—our brokers can provide you with coverage specifically for your valuables.

If the value of your items exceeds the standard coverage, you have two options:

  • Increase coverage limit — adjust the amount of coverage up to $800,000
  • Coverage for high-value items — jewellery, fine art, antiques and special collections with individual appraisal

Frequently Asked Questions — Storage Property Insurance

What types of property are covered by warehousing insurance?

Insurance covers residential household items (furniture, appliances, personal effects) and commercial property (inventory, equipment, archives). Motor vehicles, contents in transit, cash and hazardous materials are excluded.

Are my belongings covered during transport to the warehouse?

No. Storage property insurance does not cover contents in transit. To protect your belongings during transport, talk to your Assur360 broker about additional coverage.

What is the minimum and maximum term of a policy?

Policies are flexible: from a minimum of one month to a maximum of one year. You can cancel within 30 days with a minimum retention premium of $50.

How much insurance can I get?

The amounts range from $5,000 to $800,000. Your broker will help you assess the value of your stored assets to determine the appropriate amount.

Does the storage company need to be approved?

Yes. The establishment must be on the list of approved companies. If this is not the case, you must submit a questionnaire with 2 photos (interior of the unit and exterior of the building) for prior approval. No policy can be issued without this step.

Does this insurance cover the storage building?

No. This font provides protection on content only. The building is the responsibility of the owner of the storage facility.

Doesn’t my home insurance already cover my stored belongings?

Partially. Most home insurance policies offer limited off-premises coverage — often insufficient for the full value of your belongings. In addition, if you have cancelled your home insurance (going abroad, for example), you have no protection.

What is the deductible for personal household goods?

The deductible varies depending on the amount of insurance: $100 for policies between $5,000 and $75,000, $500 for $80,000 to $200,000, and 1% of the insurance limit for $205,000 or more. For commercial properties, the minimum deductible is $500.

Can I insure vehicles in my storage unit?

No. Motor vehicles (cars, motorcycles, boats, ATVs, snowmobiles, RVs) must be covered by a separate policy. Check out our insurance products to find the right coverage.

What is civil liability for privacy?

It is a coverage that protects you if a loss occurring in your unit causes damage to other tenants or third parties. Limits range from $1,000,000 to $5,000,000, including $500,000 of tenant liability.
